A once-foreclosed and vacant home now completely renovated marks progress in Dayton’s neighborhood revitalization initiatives, as one of the many properties returned to productive use through Neighborhood Stabilization Programs. A ribbon-cutting and open house was held on November 30, to celebrate the home’s transformation. The two-bedroom, one-bath, bungalow, at 1734 Rosemont Boulevard in Dayton’s Belmont neighborhood, has energy efficient windows, beautifully finished hardwood floors, and completely remodeled kitchen and bath, along with new energy-efficient mechanical systems and appliances. The home was foreclosed and vacant and acquired by CityWide Development Corporation, the City of Dayton’s development partner. The home was purchased using Neighborhood Stabilization Program (NSP) funds awarded to the City of Dayton through the American Recovery and Reinvestment Act. CityWide oversaw the home’s renovation, which utilized architecture and construction services based in Dayton. In 2008 and 2009, the City of Dayton sought and was awarded more than $25 million in federal Neighborhood Stabilization funds, to be used for property acquisition, rehabilitation and demolition, as well as construction of new housing in targeted areas. So to add square footage to the house a major retaining wall was built on the street level at the back of the house, this added a sky yard 30 feet above the street plus two new floors. Relocate the outlets and/or fixtures. Call in a licensed electrician if you’re not confident you can do the work safely. Step 2: Mark the Sections Use a pencil and a straightedge to mark the sections of drywall to be removed. Make sure the lines are plumb. Step 3: Remove the Trim Use a pry bar to remove the trim from around the door and any other trim in the project area of the wall. Step 4: Score the Drywall Score the drywall along the lines with a utility knife. Step 5: Knock Through the Drywall Knock through the drywall with a hammer and pull the drywall away from the studs on both sides of the wall. Spread a plastic tarp over the work area before knocking into the drywall for easier cleanup. Alternate Step 5: If you have plaster and lath, like I did, chip the plaster away from the lath and shovel into bags. Then pull the lath away from the studs and bundle up to discard. An old friend of mine moved into a beautiful, late 19th century, Victorian style home a little more than 12 months ago. At a recent party she held at the home many of the guests commented about the quaint old fashioned style of the kitchen and how cozy and friendly it seemed. At this point my friend declared that she and her four children all absolutely hated the kitchen area and would love to renovate and modernize it but were utterly daunted by the task and so had not attempted it.

Her main fear was the perceived high cost of renovating an old home as she had heard many home improvement horror stories - People spending tens of thousands of dollars on what started out to be quite modest renovations, only to find a number of non-budgeted repairs and maintenance were also required, therefore significantly blowing out the estimated costs. My friend did not relish the idea of finding herself in a similar predicament so the idea of undertaking restoration and renovation work had been shelved. One of the guests at the party was a builder and another a professional interior decorator and they both explained that while restoration work (restoring the building to ‘as new’ condition similar to when the building was originally constructed) was quite extensive and time consuming, however, a renovation (modernization) project was relatively cheap.
